1stAveMachine

Dumbo's Front Street hosts the new 10,000 sq ft loft space in a former Benjamin Moore Paint Factory. 1stAveMachine is an award-winning Brooklyn-based production company that prides itself on collaborative work between directors, artists, and designers.

The exposed structure tells the building's industrial story—original timber beams stretch across the ceiling alongside exposed ductwork, while vintage wooden columns anchor the open plan. Light floods through large windows, casting dynamic shadows across polished concrete and warm wood floors that define distinct circulation paths through the space.

Inspired by blended live-work spaces, the design promotes movement and conversation beyond desks or cubicles. Glass-enclosed meeting rooms and edit suites punctuate the open loft, maintaining visual connection while providing acoustic separation for focused work. Track lighting and pendant fixtures illuminate workstations without interrupting sightlines across the expansive floor plate.

A picnic table anchors an open kitchen with communal tables and bar area. Beyond workstations and three edit suites, a second kitchen and lounge with pool table and plasma TV offers break space. Bike racks line the hallway past a coffee bar for casual congregation, reinforcing that innovation happens through collaboration, not isolation.
